General planning services for the construction of a fire and rescue station in Wülfrath: The project includes the new construction of the fire and rescue station, including associated outdoor facilities, underground drainage structures, and connections for traffic, water supply, sewage disposal, and other utilities. The services comprise central coordination of all architectural and specialist planning services, interface management, object planning for buildings and interiors (including fire-specific rooms), outdoor facility planning, planning of engineering structures, planning of traffic facilities, structural engineering, planning of technical equipment (including fire-specific rooms), thermal insulation and energy balancing, building acoustics and room acoustics for selected rooms, energy consulting, services related to subsidies, fire protection planning, accessibility planning, overarching services for the commissioning of objects, and services for Building Information Modeling (BIM). In addition to basic services, extensive special and supplementary services are also to be provided. The contractor is to plan the new construction up to and including the necessary planning documents for a general contractor tender for service phase 5 HOAI 2021 and prepare a functional service description for tendering to a general contractor. The commissioning will take place in a maximum of four stages, with stage 1 (service phases 1 to 3 HOAI) being commissioned upon award. The fee will be based on the HOAI 2021 and the offered fee parameters; hourly rates for any further required services are to be offered. A preliminary cost framework of EUR 25,364,038.76 net is set for cost groups 300 to 500 according to DIN 276:2018-12 (December 2018). The intention is to obtain funding from the KfW program 499-climate-friendly non-residential building, aiming for funding level Climate-Friendly Non-Residential Building (KFNWG) EG 40 with QNG. The general planning service includes the necessary support such as energy efficiency expert, application, construction supervision, and final documentation, further items as per the tender documents.
