Interior and Facade Repair for Kivitaskuntie 1

Interior and facade repair for the Antinkoti elderly care home at Kivitaskuntie 1, Helsinki: The building (1 unit, 3 floors + basement, built in 1969, 1990, 2003) will be renovated while empty. The contract period is from 01.12.2026 to 15.06.2027. Works include facade repairs (washing and cleaning of facades from vegetation, replacement of damaged bricks, patching of damaged brick joints, demolition of one facade brick wall and replacement of the demolished brick facade, replacement of possibly damaged insulation, canopy modification at the kitchen entrance, construction of two new canopies, installation of new balcony glazings for 3 balconies, removal of planting boxes at the roof terrace, renewal of railing battens, patching of loading dock, replacement of poor-condition handrails, demolition of old wooden windows and replacement with wood-aluminum windows, renewal or sanding and painting of existing wooden battens on balconies), drainage and underground wall waterproofing (test excavations at the wall side of buildings A, B, and D to check drainage depth, condition of backfills next to plinth/wall, and plinth waterproofing, repairs if necessary according to plans, repair of a depression formed in the paving layer at the end of building E), wet room repairs (renovation of wet rooms in residential units, sauna sections, WC facilities, and utility rooms, replacement of sliding doors and sliding door walls in residential wet rooms, waterproofing and tiling of walls and floors, renewal of suspended ceilings in wet rooms with board structures, replacement of fixtures and fittings according to ARK, LVI, and SÄH plans), and other interior repair works (demolition of floor materials in common areas and institutional kitchen, demolition of floor material in one technical room, sanding and leveling of floors if necessary, installation of new floor materials and replacement of skirting boards, surface repairs of all block walls in part E, sanding, leveling, and painting of poor-condition wall surfaces in corridors); further items as per the tender documents.
