Investor competition for the development of a multifunctional urban quarter at the Schillerplatz area Iserlohn: The project includes public facilities such as a city media library, a citizen's office, a citizen's hall, and flexible event rooms. Furthermore, residential offerings for various target groups, areas for commerce, retail, and gastronomy, as well as the expansion of a city hotel, are planned. The transport infrastructure will be supplemented by a public parking garage with approximately 200 to 240 parking spaces and a bicycle parking facility. Schillerplatz will be designed as a public space with around 5,000 square meters. The development must consider requirements for climate resilience and sustainability, including greening, unsealing, rainwater management, energy-efficient building concepts, and environmentally friendly mobility. The procedure is a multi-stage negotiation process with a preliminary competition, where up to three bidders can participate in the offer and negotiation phase. The process duration is approximately 17 months until the award. Staggered bidder compensation is provided for participation in stage 2. Bidders must submit an urban and architectural concept, detailed usage planning, and a reliable offer for realization and operation, based on a conceptual presentation (minimum sketch quality up to LP 2), including a rough schedule.
