New Lease for Police Station in Mülheim an der Ruhr City Center

Lease agreement for a police station in the city center of Mülheim an der Ruhr: Realization through conversion, renovation, and modernization of an existing property, planning and new construction of a property, or adaptation of an object already under construction. The property must be tailored to the tenant's needs, with desired sole use or accommodation in a self-contained, separately developed building section in case of shared use. The lease term is 20 years with a one-time extension option of 5 years. The building requires at least 1,966 m² of usable or program area (NUF according to DIN 277) and has a gross floor area of approximately 3,750 m² GFA(R) (excluding garages and any underground parking). The program area includes office spaces for police departments, as well as police-specific rooms and outdoor areas, including a waste collection point/container setup and bicycle parking spaces. Required are eight alarm parking spaces in the public area, 50 parking spaces for employees in the public area (of which three are transverse parking spaces for approx. 12 motorcycles), 24 car parking spaces for service vehicles in the fenced area, five garages in the fenced area (one of which may be a carport), four visitor parking spaces and two barrier-free visitor parking spaces in the public area, and 23 covered bicycle parking spaces for employees in the fenced area. The property must be accessible via a public road with at least two lanes for two-way traffic, a two-lane property entrance/exit, and a single-lane emergency entrance/exit, and must meet all minimum criteria specified in the tender documents. Applicants must prove ownership of a suitable plot of land with their application for participation; further items as per the tender documents.
