Villa KR shows extensive facade, masonry, and moisture damage, while Villa KS has cracks and spalling plaster. The renovation must meet fire protection, accessibility, and monument protection requirements, aiming for the energy standard EGB 55. Space requirements: NUF 1-6: 1,143 m², NUF 7: 109 m², TF: 44 m². The contract includes both buildings as a single measure; the fee is determined by the sum of eligible costs, further items as per the tender documents.
