Design and Construction of a Cultural Center (Culture Town) in Ożarowie Mazowieckim

Design and construction of a Cultural Center (Culture Town) in Ożarowie Mazowieckim on plot 6/214 at Sochaczewska Street in a design-and-build system: development of comprehensive project documentation including all necessary opinions and agreements, and execution of all construction and assembly works based on it. This includes the development of required opinions, expertises, and acquisition of other documents; development of the design concept and its agreement with the Contracting Authority; development of the site development plan; development of the architectural and construction design; development of the multi-discipline technical design; preparation of health and safety information (BIOZ); development of the multi-discipline executive design; obtaining all legally required opinions, agreements, administrative decisions, permits, consents, and approvals; obtaining the final building permit decision; development of technical specifications for execution and acceptance of construction works (STWiORB); development of bills of quantities with material lists and investor cost estimates; execution of construction and assembly works; preparation of as-built documentation; development of an energy performance certificate for the completed facility; and obtaining the occupancy permit decision. The planned facilities are public utility buildings with a cultural function, comprising a minimum of 3 buildings with a planned total built-up area of 4,040 m², a planned total usable area of 6,724 m², and 2 above-ground and 1 underground floor. Preparatory works include construction site fencing, removal of conflicts with existing technical infrastructure and its reconstruction, securing non-conflicting infrastructure, site leveling, securing existing vegetation (excluding lawns), organization of construction site facilities with access to utilities (electricity, water) and bearing costs of connection and operation, and placement of information boards.
