Revitalization of the Old Hospital in Nowy Targ: Construction, demolition, and landscaping works for a building with a built-up area of 930.9 m², a usable area of 2,160.78 m², and a volume of 12,126.00 m³. The building has a length of 45.22 m, a width of 24.34 m, and a height of 14.22 m, features 0 underground floors and 3 above-ground floors, and is listed in the Municipal Register of Monuments. The scope of services includes preparatory works, site organization, removal and disposal of all waste and remains, demolition and disposal of installation fragments, demolition of parts of the existing building (roof, attic, 2nd floor) and elements (ceilings, stairs, wall fragments, installation channel ceilings), cutting of window and door openings, including disposal of demolition materials. Also included are strengthening and insulation of existing basement and foundation walls, backfilling of existing basements and installation channels, extension of the existing building by adding two segments on the eastern and western sides, construction and conservation works on the existing building, internal installations, and landscaping elements. Revitalization of the area after the demolished kitchen building involves repair of foundation walls, paving, installation of small architecture, and balustrades. Delivery and installation of a passenger elevator and other project-specified equipment, purchase of software licenses for building management, sound system, and access control systems, system programming and commissioning, and training of the client's staff. The contractor is responsible for obtaining the final occupancy permit, equipping the building with fire extinguishers and fire protection signage. Further services include appointing a construction manager (structural) and works managers (sanitary, electrical, low-current, road), providing geodetic, geological, and geotechnical services, obtaining and paying for relevant permits (e.g., for road occupation), conducting required tests (leakage tests, electrical measurements, system function checks, sub-base compaction tests, mechanical ventilation efficiency, lighting intensity), TRT tests, and concrete tests. The contractor bears the costs for updating project documentation in case of changes, costs for qualifying non-material changes by the designer, tree and shrub removal with permits, site organization and security, preparation of an energy performance certificate and a post-completion energy audit, site cleanup, and site liquidation. Also included are service maintenance and mandatory warranty inspections for installed equipment, and participation in warranty reviews. Construction works must be carried out considering all requirements from the environmental opinion regarding protected species, including species protection, environmental supervision, work phasing, habitat protection, and installation of compensatory solutions; further items as per the tender documents.
