Rental of an office building in Marsberg: minimum 372 m² usable area (NUF according to DIN 277), approx. 19 parking spaces, 5 bicycle parking spaces; structural completion and handover by end of 2029. The building must be provided and maintained by the investor/landlord during the rental period. The rental property must be located within a defined target area in Marsberg, bounded north-west by the B7, south by Wilhelm-Otto-Straße, further along the Diemel river to the sports field, then by Am Burghof, Weist, Hauptstraße, and Paulinenstraße, and north by Paulinenstraße to the B7. Mandatory property requirements include a two-lane main access to a public road with two lanes for two-way traffic, allowing unrestricted driving in both directions, overcoming obstacles for police vehicles, or a legal turning option within a maximum of 500 meters if lane separation exists.
