General contractor services for the new construction of the Leuben district center: Planning, approval, turnkey construction, and operational handover of a multifunctional district center on the site of the former Staatsoperette at Pirnaer Landstraße 131 in Dresden. The project includes technical building equipment, outdoor facilities, and development measures. The building will house a district library, a competition-standard four-lane bowling alley, multifunctional event and club areas, public utility and common areas, café areas, and administrative and consulting uses. The new building must be sustainable, barrier-free, and economical, in accordance with the "Climate-Friendly New Construction - Municipal Grant (KFN 498/499)" funding program, aiming for the KfW Efficiency House 40 standard. This includes required verifications, including a life cycle analysis (LCA), and the involvement of a funding-compliant energy efficiency expert. Maintenance for a duration of 4 years will be considered in the bid evaluation.
