Adaptation of an Office Building for Residential and Service Units in Tychy

Adaptation of an office building at ul. Orzeszkowej 15 and al. Jana Pawła II 40 in Tychy for residential and service units. The contract includes the basic adaptation of the building for residential and service units, and an option for the construction of a server room with technical facilities, which can be exercised within up to 4 years from the contract date. Additional requirements include coordinating works with Orange Polska regarding their infrastructure, obtaining an occupancy permit, ensuring industry supervision and approvals from all network operators, daily presence of a construction manager, weekly construction meetings, photographic documentation of all construction stages (especially concealed works), submission of material approval documents, preparation of as-built documentation including geodetic as-built maps, a cost breakdown for accounting purposes, development of fire safety instructions, a fire scenario, and maintenance and operation manuals. Furthermore, training for at least 5 client employees on heating, ventilation, and air conditioning systems, as well as other relevant building systems, must be provided. Upon completion of works, the adjacent area used during construction must be restored to its original condition, and regulations for the protection of trees and shrubs according to the Tychy Green Area Management System must be observed. The procedure may be cancelled if public funds are not granted.
