Architectural services for the comprehensive energetic and functional refurbishment of the multi-story residential building Willi-Sänger-Straße 32-38 in Brandenburg an der Havel: The existing building, a multi-story residential building of industrial construction (0.8-MP type) from the 1960s, shows significant modernization and refurbishment needs. The refurbishment includes the building envelope, roof, facade, windows, exterior doors, balconies, entrance areas, stairwells, basement areas, interior areas, and interfaces to building services. The building has four residential floors (including ground floor) and a basement, a length of approximately 75 m, a depth of around 9.80 m, and an eaves height of approximately 9.60 m. The standard floor height is approximately 2.80 m. There are 48 apartments, all with balconies, distributed across three residential units per floor and staircase. The living areas are essentially around 50 m² per apartment. Floor plan adjustments are only intended to support functional improvements, approval capability, or the implementation of necessary technical and fire protection requirements; fundamental changes to the existing apartment structure are not planned. The refurbishment is expected to be carried out at least partially while occupied, which places special demands on construction scheduling, protection of occupied areas, accessibility, safety, communication with tenants, and phased implementation. Financing is provided by ILB Brandenburg state funding for social housing. The current living area of 2,428 m² is to cover 100% subsidized housing according to the rental housing construction funding guideline, based on the ILB funding program from 12.02.2026. Floor plans remain as existing but should be made barrier-free where possible. Construction costs (KGR 300-400) must not exceed 1,744.35 EUR net per m² living area (according to WoFIV). Planning start is 05.10.2026, preliminary planning completion 27.10.2026, design/approval planning completion 08.01.2027, building permit submission 18.01.2027, planned construction start 01.04.2027, planned completion 31.07.2027.
