Architectural Services for Partial General Renovation and Extension of Bad Tölz Vocational School

Architectural services for building and interior design (LPH 1-9) according to §§ 33 ff HOAI 2021: Partial renovation and partial extension of the Nikolaus-Trischberger-Schule. Includes energy-efficient renovation (facades and roof areas), partial restructuring of the existing building, two new extensions with 6 classrooms (ground floor, upper floor) and a replacement workshop for carpentry (ground floor), as well as a ground-floor extension to enlarge the existing break hall and integrate a secretariat. Additional differentiation rooms for vocational preparation years are to be realized within the existing building, and sanitary areas (ground floor) in the existing building are to be restructured and adapted. Individual ventilation units in classrooms are planned for indoor air hygiene, heating is provided via a district heating pipeline from a county-owned biomass heating plant, with a target energy standard of EG 70. The existing building to be renovated has a footprint (GR) of 2,846 m², an envelope area of approx. 10,060 m², and a gross volume (BRI) of approx. 24,850 m³ including partial basement. The new extensions and break hall extension are estimated with a GR totaling approx. 468.5 m² and a BRI of approx. 3,470 m³. A partial demolition of the existing building of approx. 1,100 m³ must be considered in the connection areas; demolition work may occur as preliminary measures (drainage renovation) as early as 2027. The conventional solid construction of the existing building will continue in the extensions. Participation in funding acquisition is remunerated as a special service. Construction measures will take place during ongoing school operations; the construction site is located in the middle of the town and is accessed via a narrow access road. Architectural services for outdoor facilities are included due to their small scope. Service commencement is January 2027, with an estimated completion in December 2030 (completion of LPH 8), LPH 9 continues beyond this. A contract extension is possible for project delays not attributable to the contractor. The construction volume is approximately 10.5 million € (gross) according to the current rough cost estimate.
