Floor covering works for commercial, residential, and administrative buildings

Floor covering works according to StLB-Bau (Z) LB 665 (07/2026): short-term minor maintenance works in commercial and residential buildings as well as administrative buildings in Berlin, generally to be performed in occupied or used conditions. The subject is property area 12 (Stiftung Preußischer Kulturbesitz). Framework agreement duration: 01.01.2027-31.12.2027, with up to three contractors following a rotation principle. Estimated contract volume for 2027 in property area 12: 70,000 € gross. Maximum value per individual order: 20,000 € net. A surcharge of 50 € is granted for small orders up to 500 € net if the service cannot be combined with other works. Distribution of individual orders: approx. 15 % up to 500 € net, approx. 35 % over 500 to 2,000 € net, approx. 25 % over 2,000 to 5,000 € net, approx. 20 % over 5,000 to 10,000 € net, approx. 5 % over 10,000 to 20,000 € net. Tendering procedure via bid-up and bid-down process according to § 4 Abs. 4 VOB/A, based on STLB-BauZ unit prices. Bidders offer a percentage bid-up or bid-down across all unit prices. Bid-downs greater than or equal to 50 % lead to exclusion. The award criterion is price. Bidders ranked one to three must agree to the average values from bid-ups/bid-downs, material surcharges, and hourly rates to become contract partners; further items as per the tender documents.
