Carpentry and fitting works for building maintenance in Berlin

Carpentry and fitting works according to StLB-Bau (Z) LB 655 (07/2026), LB 657 (07/2023): short-term minor works for building maintenance in commercial and residential buildings as well as administrative buildings in Berlin, generally to be performed in occupied or used condition. A framework agreement with up to three contractors is planned for property area 12 (Stiftung Preußischer Kulturbesitz (StPK)), with a term from 01.01.2027 to 31.12.2027. The estimated contract volume for 2027 is 50,000 € gross, with a maximum single order value of 20,000 € net. A surcharge of 50 € is granted for small orders up to 500 € net if the service cannot be combined with other works. The distribution of individual orders is expected as follows: up to 500 € net approx. 15 %, over 500 to 2,000 € net approx. 35 %, over 2,000 to 5,000 € net approx. 25 %, over 5,000 to 10,000 € net approx. 20 %, over 10,000 to 20,000 € net approx. 5 %. The award procedure follows § 4 Abs. 4 VOB/A as an offer and counter-offer procedure, with unit prices specified by STLB-BauZ, and bidders offer a percentage premium or discount on all unit prices. Offers greater than or equal to 50% lead to exclusion.
