Energy efficiency measures for a residential building (Block F3, Dt+P+4, built 1990) in Lupeni, with a built area of 589 m² and a total floor area of 3,293.00 m²: exterior thermal insulation of opaque facades with 15 cm thick rigid basalt mineral wool boards, adhesive, mechanical fixing dowels, glass fiber mesh reinforcement layer, and mineral or silicone-based decorative plaster; insulation cut-out around natural gas pipes with a minimum 3 cm distance and application of high-performance aerogel thermal plaster behind the pipes; thermal insulation of the building plinth with 10 cm thick polyisocyanurate (PIR) insulation boards, specific adhesive for wet areas, and a waterproof, decorative protective layer; insulation of window and door contours with 3 cm thick rigid basalt mineral wool; thermal insulation of the top floor slab under the pitched roof using anti-condensation film, a wooden structure for 2-layer insulation, 30 cm thick basalt mineral wool, and wooden boarding with gaps; complete replacement of exterior joinery (windows, access doors) with energy-efficient elements (U≤1.10 [W/m²*K]) including controlled ventilation grilles, "warm edge" spacers, exterior sills of galvanized sheet metal, and interior sills of gres porcelain tiles; replacement of interior joinery to unheated spaces with energy-efficient elements (U≤1.10 [W/m²*K]); installation of a photovoltaic panel system on the roof per stairwell for stairwell lighting circuits, comprising PV panels, mounting structure, and inverter; repair of walls in the technical basement by removing superficial concrete and restoring with special repair mortars; restoration of affected interior plasters and finishes; renewal of interior finishes in the stairwell using decorative plaster with a tree bark texture; restoration of degraded exterior finishes and joinery; repair of reinforced concrete structural elements affected by rebar corrosion; verification and, if necessary, restoration of balconies; dismantling and replacement of existing roofing; dismantling of the existing roof structure and construction of a new wooden roof structure (fireproof, anti-woodworm, and anti-mold treated); installation of new ceramic tile roofing; restoration of the rainwater collection and drainage system; removal of excessive vegetation around the building; restoration of perimeter protection sidewalks with outward slopes; installation of a lightning protection system with a discharge priming device (PDA) mounted on a 2 m mast, with a 40 μs priming advance and a 33 m protection radius; further items as per the tender documents.
