Technical building services planning for the Atriumhaus in Wiesbaden: Planning according to HOAI 2013, version 2021, Part 4, Section 2, § 53 et seq. for plant groups 1, 2, 3, 4 and 8, with a focus on the renewal of the ventilation system, for service phases 5-9 (basic services). This includes special services such as the review and evaluation of existing documentation for ventilation systems, comparison with the on-site situation, consideration of the ventilation request and fire protection concept, assessment of the installation situation for new system components, and planning for the dismantling of existing ventilation systems including demolition sections and phase-appropriate implementation. Furthermore, lot-specific bill of quantities creation for demolition, dismantling, and disposal of old systems, as well as the development of temporary measures to maintain operation during the conversion. Construction supervision (service phase 8) includes coordination and monitoring of technical interfaces and documentation of existing condition adjustments. The building, with an approximate footprint of 55 m x 55 m, one garage level, and three upper floors, is being converted from an administrative building to an office building with a consulting center and training rooms. Service provision begins approximately December 2026, tendering for service phases 6+7 approximately February 2027, construction start approximately March/April 2027, completion approximately November 2027.
