Building Object Planning for Renovation of Rotes Hochhaus, Wiesbaden

Building object planning LPH 1-9 for the renovation/modernization of "Rotes Hochhaus", Karl-Marx-Straße 53, 65199 Wiesbaden: phased commissioning; basic services according to HOAI (Annex 2) for LPH 1-4 and 9; special services according to HOAI (Annex 2) for LPH 5-8, including detailed object description, checking of execution plans for conformity with design planning (LPH 5), performance specification with performance program (LPH 6), assistance with general contractor (GC) awarding (LPH 7), object supervision as quality management for GC services (LPH 8). The high-rise comprises 73 residential units (1- to 4-room apartments) from approx. 44 m² to approx. 108 m² in 14 floor plan types. The renovation is divided into facade renovation and interior renovation, each to be awarded as general contractor services in separate tenders, with execution planning carried out by the GC. Digital as-built plans (floor plans, sections, elevations) via laser scan procedure with CAD post-processing will be provided by the client in formats such as DWG and PDF. The building permit application is planned for submission by mid-May 2027. Measures for the demolition and new construction of the shopping arcade and perimeter development are not part of this renovation measure.
