General Planning Services for Molkenmarkt New Construction Project

General planning services for Blocks A and B of the Molkenmarkt area: Coordination of all planning participants, management of specialist planning up to LP 4 for building permits, cost determination and control across all service phases, provision of cost components for funding applications, optimization of planning and processes, consolidation of approval planning into building applications, obtaining all necessary permits, review of lead details from object and open space planners, creation of a Functional Performance Specification for a general contractor (GÜ), preparation and execution of the GÜ procurement process, quality assurance of the GÜ's execution planning (LP 5), control of the GÜ in LP 8 (including artistic supervision) and LP 9, supervision of commissioning management. The project includes new constructions for residential, office, and cultural purposes with a gross floor area of approx. 54,500 sqm (approx. 20,000 sqm in Block B1, approx. 34,500 sqm in Block B2 and A) and open spaces of approx. 4,200 sqm (approx. 1,730 sqm courtyards in Block B1 and B2, approx. 2,460 sqm city square in Block A). Estimated construction costs (KGr 300-500 according to DIN 276) are approx. 135.4 million €, of which KGr 300 approx. 95.4 million €, KGr 400 approx. 37.1 million €, KGr 500 approx. 2.9 million €. Object planners (7) and an open space planner will be commissioned for HOAI § 34 (buildings/interiors) and HOAI § 39 (open spaces) for LP 1-3, parts of LP 4 (approval planning), parts of LP 5 (lead details), and parts of LP 8 (artistic supervision). further items as per the tender documents.
