General contractor services for the turnkey realization of a food distribution center (commercial kitchen), including planning, construction, and coordination of all trades using the BIM method. A BIM model (IFC/Revit) and planning documents will be provided; execution planning (LPH 5 HOAI) is to be continued and converted into workshop and assembly plans. An as-built model must be delivered after completion. Services include site setup and operation, site security with access control and guarding, preparation of safety-relevant documents, logistics and disposal concepts. Furthermore, main construction and finishing works such as demolition, earthworks, foundation work, construction of load-bearing and non-load-bearing structures in solid, steel, and dry construction, ceiling and roof constructions, sealing and remediation measures for existing structures, surfaces, floor structures, doors, glazing, and functional installations and protection systems are included. Outdoor facility construction covers piping, foundations, traffic areas, loading ramps with docking systems and canopies, noise protection measures, lighting, and landscaping. Technical building equipment (TGA) includes planning and execution of sanitary, heating, ventilation, and cooling systems (e.g., heat pumps, waste heat utilization, heat recovery), differentiated zoned air conditioning, compressed air, and fire extinguishing systems. Electrical and energy technology comprises a powerful energy supply with medium-voltage connection, transformer systems, low-voltage distributions, uninterruptible and grid-replacing power supply, photovoltaics, lighting systems, lightning protection, grounding systems, and charging infrastructure for e-mobility. Information, security, and communication technology includes a scalable IT and communication infrastructure (structured cabling, fiber optic/copper), fire alarm, access control, intrusion detection, and video surveillance systems, as well as BOS radio supply. Building automation (DDC) for central control and monitoring, integration of conveyor systems and other operational specific systems, and highly automated kitchen technology with food distribution and dishwashing systems, cleaning, drying, and processing systems, portioning and dosing systems, closed wet waste disposal systems, and energy-efficient refrigeration technology for cooling, storage, and logistics areas are also part of the scope.
