General contractor services for the turnkey construction of four residential buildings in timber construction in Berlin-Pankow: The development on a plot of approx. 2,500 m² includes a five-story front building and three two-story courtyard-side semi-detached houses with a gross floor area of approx. 2,470 m². A total of 17 residential units (two- to five-room units) will be created, featuring terraces, balconies, and gardens for the ground-floor apartments. The buildings are not basemented; technical and common rooms are located on the ground floor of the front building. The front building (building class 4) with four full stories and one staggered story, three stories on the courtyard side, will be constructed in timber element construction with a reinforced concrete core for the staircase and elevator, as well as a fire wall. It comprises 11 residential units, 6 of which are barrier-free, and an air-source heat pump. The three identical semi-detached houses in timber frame construction with cross-laminated timber ceilings each have two stories. The facades are made of wood, the plinth of the front building is plastered with silicate render. External sun protection is planned. The buildings comply with the "Climate-Friendly New Building" (KFN) and Efficiency House 40 (EH40) standards and are planned according to GEG 2024. The service also includes the design of outdoor facilities with children's play and recreation areas, rainwater infiltration, slabs, lawns, grass pavers, new tree plantings, and bicycle parking spaces.
