Total renovation contract for Suomenlinna C84 building: The two-story barracks building C84, built in 1841 and converted into an apartment building with 14 units in the 1970s, will undergo a comprehensive building services renovation. The building is located in the Varuskuntakortteli on Iso Mustasaari in Suomenlinna, a UNESCO World Heritage site, and is protected as a heritage building (Class S2, exterior must be preserved). Measures include the renewal of wet rooms, improvement of the sub-floor's moisture technical function, renewal of ventilation, heating, water, and sewage systems, and electrical technology. The existing mechanical exhaust ventilation will be converted to gravity ventilation for the apartments. The construction phase is planned for 2026-2027. A separate protection and demolition contract (including hazardous material removal) was completed in March 2026; demolition works included in this construction contract are marked in the plans. Project implementation planning is complete, and a building permit was granted in July 2023. This is a fixed-price total contract, based on plans prepared by the contracting authority's designers. The construction contractor acts as the main implementer and appoints a responsible site manager. The contract is divided into two phases, tendered simultaneously: Phase 1 is committed, Phase 2 is an option, subject to the availability of sufficient state budget funding. Offers must be submitted separately for both phases. A mandatory site visit is required from September 1, 2026, to September 14, 2026, further items as per the tender documents.
