Lease agreement for a police station building in Kempen: Planning and new construction of a property, conversion with renovation of an existing property, or adaptation of an object already under construction. The building must be specifically tailored to the tenant's needs, with sole use being desirable but not mandatory. In case of shared use, a self-contained, separately developed building section and fenced property area with contiguous usable areas for the client must be ensured. Approximately 1,200 m² of program area and approximately 2,310 m² gross floor area (GFA(R) without garages and potential underground parking) are required. For sole use, the land area requirement is at least approximately 3,200 m² (including maneuvering/open spaces). At least 350 m² of program area must be located on the ground floor. The building is to be constructed as an Efficiency House 40 (new construction) or Efficiency House 55 (existing building). The program area includes a police station with a criminal investigation department, detention center, district service, traffic safety consulting, as well as other police-specific rooms and outdoor areas for a waste collection point/container setup. Required are 3 parking spaces for emergency vehicles in front of the station, 20 car parking spaces in the fenced area (including one garage), 34 car parking spaces for employees, 1 barrier-free car parking space for employees, 3 double charging stations for electromobility, 4 visitor parking spaces, 1 barrier-free visitor parking space, 20 covered bicycle parking spaces for employees in the fenced area, and 5 bicycle parking spaces for visitors. The location must be central and easily accessible by traffic, with quick connections to the supra-local road network and public transport within the defined selection area. The property must be accessible via a public road with at least two lanes for two-way traffic, a two-lane property entrance/exit, and a single-lane emergency entrance/exit.
