Object planning for the construction of a mobile room unit as a school relocation quarter
Object planning according to Par. 34 HOAI service phases 1-9: Construction of a mobile room unit (MRE) as a relocation quarter for various schools on the outdoor sports fields of Hirschbergstraße 33 primary school in Munich. The school building will be constructed in timber system construction by a general contractor. An indefinite building permit application is required as no development plan exists. Requirements for climate-friendly construction and noise protection must be observed. The new building is to be designed for two school types with different usage requirements, initially for a primary school, then for a secondary school, with the aim of enabling a change without conversion requirements. Open spaces of the existing school, such as the schoolyard and parking lot, are intended to be shared by the MRE. A corridor school design principle without a learning house concept is sought. According to a 2024 area study, a three-story building with a gross floor area (GFA) of approximately 4,050 m² is expected. The planned plot area for the MRE is approximately 3,550 m² plus approximately 600 m² of public green and play area. The total property including the building is approximately 12,870 m². The relocation quarter will be built on the southern, largely flat part of the total property, surrounded by protected trees and shrubs. The northern adjacent area with the schoolyard and parking lot is lower and separated by a listed enclosure or fences.
