Architectural Planning for the Restoration of St. Sebastian Parish Church Ebersberg

Architectural planning for buildings according to §§ 33 ff. HOAI 2021, service phases 1-9, for the restoration of St. Sebastian Parish Church in Ebersberg. The overall restoration includes facade renovation, including dismantling of the Brannekämper system and plinth renovation (plastering inside & out), strengthening of structurally relevant building components (roof, galleries, vestibule, masonry cracks), interior restoration including fittings, reconstruction of the room shell, ceiling paintings, and historical furnishings (altars, paintings, figures, chandeliers), removal of sandy wall paints and possible modification of coloring, securing and partial consolidation of stucco work, as well as the inspection and, if necessary, planning of building services (electrical, hearing loop, alarm system, public address system, bell control, radiant bench heating, lightning protection). Commissioning is phased on demand: Stage 1 (service phases 1-3 or 1A + 1B + 1C), Stage 2 (service phases 4-5 or 1D + 2), Stage 3 (service phases 6-7 or 3A + 3B), Stage 4 (service phase 8 or 4), and Stage 5 (service phase 9 or 5). The client reserves the right to commission stages 2-5. Additional services include familiarization with the existing, unapproved HU Bau from 2011, clarification of the planning scope for construction logistics planning, participation in the creation of the cash flow plan considering two cost bearers (state-church), development and updating of a construction logistics concept, updating of the cash flow plan across all cost groups, cost control and invoice verification, and monitoring of defect rectification within the limitation period. Specialist planning for structural engineering (§§ 49 ff. HOAI, service phases 1-6) and technical building equipment for plant groups 4 and 5 (§§ 53 ff. HOAI, service phases 1-9), as well as building physics consulting, restoration support, construction logistics, and scaffolding statics, will be awarded separately.
