Lease, Operation, and Modernization of Cassiopeia Therme Badenweiler

Lease, operation, and modernization of the Cassiopeia Therme in Badenweiler: Modernization is based on the contractor's structural concept, the specifications of the Bäder- und Kurverwaltung Baden-Württemberg (BKV), and legal and official requirements, especially monument protection, considering the goals of the Energy and Climate Protection Concept for State Properties 2030 from June 20, 2023. The contractor assumes construction risks, particularly regarding the building ground and the condition of existing buildings. The operation of the thermal bath is carried out according to the contractor's operational concept and BKV specifications, at the contractor's own risk. The contractor pays rent to the client or receives a subsidy in case of negative rent, possibly a one-time construction cost subsidy. Visitor revenues accrue to the contractor. The exact scope of the leased properties, buildings, and facilities, as well as the operator's obligations, will be specified in the negotiation procedure. The successful bidder acquires Staatsbad Badenweiler GmbH (SBG), a 100% subsidiary of BKV, and leases the thermal bath through SBG to partially preserve SBG's loss carryforward. The client reserves the right to conclude the lease agreement directly with the bidder if the sale of SBG shares is waived. Negotiations also include the scope of the contract's key points and a possible later acquisition of the properties at Kaiserstraße 1-5; further items as per the tender documents.
