Construction of a new building in timber-concrete hybrid design, including the complete building envelope. This comprises timber frame exterior walls, glulam walls, main supports, visible ceiling beams, glulam ceiling in the foyer, integrated steel constructions, timber-concrete composite ceilings with concrete topping and reinforcement, base plate sealing, windows, facade doors, post-and-beam facade, markisolettes, timber facade, roof sealing and plumbing works with green roofs, roof terraces, foyer roof with skylights, roof domes/smoke and heat exhaust, sealing of the escape balcony, roof penetrations, leak detection, roof drains, downpipes, fall protection system, and PV substructure. Also included are the aluminum curtain/metal facade with parapet and facade areas, insulated/uninsulated ceiling soffits, window sills, attic coverings, reveal flashings, and supplementary insulation and airtight layers. Furthermore, steel constructions for escape balcony, escape route in the roof terrace area, canopy over the escape balcony, escape stairs, and railings and handrails. Services include workshop and assembly planning, static and building physics verifications, site setup, safety and protection measures, surveying, workshop planning, documentation, and ancillary services, as well as interface coordination. The timber construction is largely to be made from prefabricated elements; windows and door frames are to be part of the prefabricated elements where intended.
