Technical equipment planning services for comprehensive renovation of Gesundbrunnen Primary School after-school care building

Technical equipment planning services according to HOAI Part 4 Specialist Planning Section 2 for the comprehensive renovation of building part 2 (after-school care building) of the Gesundbrunnen Primary School in Berlin: Plant groups 1 to 6 in service phases 1 to 9 according to § 55 HOAI, staged commissioning starting with LPh 1 to 2. The estimated cost framework (KG 300/400) without restoration of the east gable side is 7,306,657 Euro gross, of which the technical share is 2,557,330 Euro gross. Measures include conversion and addition of sanitary facilities, repair of building services, creation of accessibility (incl. elevator), development and implementation of fire protection, AMOK, and acoustic concepts, energetic window renovation with sun protection, minor interior alterations, pollutant remediation. During construction, the canteen, toilets, and GE-classes will be relocated to containers. Optional items include photovoltaic elements on the roof and the restoration of the single-story building part on the east gable to its three-story state of 1951. Specific tasks include renovation of dirty and drinking water pipes, renewal of the drinking water pipe from the main connection, renewal of the dirty water pipe from the transfer shaft (possibly outdoors), rainwater drainage on own property, renewal of the heat distribution network and room heating surfaces, natural ventilation, creation of barrier-free sanitary rooms suitable for GE-classes (incl. changing area), inspection and potential renovation of the lightning protection system (incl. ring and deep earth electrodes), renewal of the wiring network, possibly sub-distributors (UV) and main distributors (HV), and complete lighting in the renovation area, installation of standard-compliant escape route lighting, planning and installation of an internal disabled-accessible elevator, extension and connection of the house alarm and bell system, pre-equipping for a future PV system (PV-Ready). Additional services include the economic consideration of greywater use. Services must be coordinated with the object planning. LPh 1 is planned for Q1 2027, LPh 2 and 3 for Q3 2027, LPh 4 for Q4 2027, LPh 5 for Q3 2028, LPh 6 and 7 for Q4 2028. Construction start is Q1 2029, construction completion Q1 2031. The planning and working language is German.
