The general contractor plans, builds turnkey, regulates, and maintains the schools, plans, procures, delivers, mounts, and hands over loose furniture for teaching, administration, and special rooms, and handles the demolition of existing outdoor facilities. The planning review involves continuous verification of planning documents submitted by the general contractor for compliance with the functional specification (FLB), contract documents, and quality standards, including review and evaluation of documents, interim reviews during the planning process, identification of missing, incomplete, contradictory, or defective documents, documentation and tracking of deviations, and regular coordination meetings. Construction supervision includes regular site inspections to verify compliance of executed work with approved plans and FLB, documentation and tracking of deviations, continuous monitoring of planning and construction progress against all contractually agreed deadlines, identification of schedule risks and missing planning bases, targeted interim controls for technically or qualitatively critical construction sections, professional support for functional tests, commissioning, and acceptance, and verification of defect rectification by the general contractor.
