Framework Agreement for Quality and Project Controlling Services (Construction Controlling and Construction Supervision)

Quality and project controlling services (construction controlling and supervision) for turnkey residential complexes: construction-accompanying control of contractual obligations of external project developers/sellers, including examination of qualities, construction status, construction deadlines, invoicing, and change orders, monitoring of defect rectification, and support in enforcing warranty claims. Main services according to AHO Booklet 9 (6th edition, May 2025), action areas A to E for execution and project completion; architectural and engineering services according to HOAI service phases 8 and 9, each including defect rectification monitoring. Optional ancillary service (Phase A): review of offers, construction descriptions, and floor plans, and support in negotiations before the acquisition of residential complexes. Approximately 2-3 new construction projects are expected per year. Framework agreement with 3-4 partners; projects are distributed evenly based on need and award result.
