Rough Construction Works for Stadthaus Heiligenstadt

Rough construction works: Demolition of 55 m³ load-bearing interior walls, 50 m² non-load-bearing interior walls, and 20 m² concrete floor slab; production of 120 units of steel supports for lintel installation; excavation and backfill material for 30 m³ elevator pit. Concrete and reinforced concrete works include 10 m² formwork for beams, 65 m ring beams, and 1,500 kg reinforcing steel. Masonry works involve 205 m² load-bearing masonry, 220 m² calcium silicate wall for elevator, approx. 20 units of widening/enlarging openings, and approx. 110 units of modifying window openings in masonry. Interior plastering works: 470 m² two-layer lime-cement plaster for interior walls and ceilings, 150 m additional work for plastering window/door reveals, 3,300 m² single-layer gypsum plaster. Bored pile foundation with 8 units of micropiles (L = approx. 12.00 m) and 8 units of pile caps. Locksmith works for solid construction: approx. 30 units of profile steel (3 x HEA 100 L = 190 - 405 cm) for window lintels and approx. 13 units of profile steel frames (HEB 120, L = 120 - 480 cm) for beams. The execution period is from 02.11.2026 to 23.04.2027. A security deposit for contract fulfillment of 5% of the contract sum is required if over 250,000 Euros, and 3% for defect claims.
