Hazardous material remediation and demolition: All existing buildings, traffic areas, and technical infrastructure on the site will be demolished, including general site preparation according to VOB/B. The school complex, built between the 1970s and 1990s, consists of 5 building sections with approximately 16,000 m² gross floor area (GFA) and approximately 75,000 m³ gross volume (GV), including a two-story, elevated sports hall. The existing infrastructure will also be removed. The site area is approximately 23,000 m². All existing buildings and the soil are contaminated with hazardous materials; the inner-city location of the property must be considered.
