Technical Building Equipment Planning for New Construction House for People with Disabilities, Bietigheim

Planning services for technical equipment of plant groups 1-3+8 according to §§ 53ff. HOAI with service phases 1-9 for the new construction of a three-storey saddle roof house for people with disabilities in Bietigheim. The building includes 3 living groups for 6 residents each (total 18 residents) and 5 apartments, a partial basement, and technical areas. Commissioning is phased: Phase 1 includes service phases 1-4, Phase 2 includes service phases 5-9, with no legal claim to full commissioning. The energy concept is to be evaluated regarding energy standards, ventilation systems, and certifications, with an air-water heat pump as an outdoor unit being considered. The structural design is based on solid construction with 4.00m axis spacing, approx. 22cm flat ceilings, 20cm load-bearing partition walls (possibly 24cm in the staircase) and 20cm calcium silicate external walls with ETICS. Foundations are strip and individual foundations. Planned planning start is after award, LPH 3 completion in February 2027, construction start Autumn 2027, and completion Spring 2029. The cost calculation (as of 12/2025) amounts to KG 300: 2,510,100.00 €, KG 400: 1,142,400.00 €, KG 410: 249,000.00 €, KG 420: 244,400.00 €, KG 430: 36,000.00 €, and KG 480: 53,000.00 € gross.
