Supervision and Coordination Services for Kellon Upper Secondary School in Oulu

Consultation services for the Kellon Upper Secondary School project in Oulu: supervision of building technical works, safety coordination, moisture management coordination, and P1 cleanliness management coordination. The project includes the new construction of Kellon Upper Secondary School, demolition of the existing upper secondary wing, modifications to current school buildings, and courtyard construction. Implementation is via a collaborative SR contract. The SR contractor selection will take place in August 2026. The project schedule includes the start of the development (KAS) phase in September 2026, the start of the implementation (TAS) phase in March 2027, new construction from April 2027 to July 2028, demolition of the upper secondary wing from June to November 2028, commissioning of the new building in August 2029, and courtyard completion in November 2028 (all finalized by August 2029). The Kuivaketju10 operating model is used. The assignment starts in October 2026, with an estimated partial acceptance of the new building in August 2028 and full acceptance in November 2028; courtyard completion may extend to summer 2029. The warranty period is 3 to 7 years. Services include participation in project group and design meetings, regular participation in site meetings (typically every 4 weeks), participation in other on-site meetings (approx. 6 pcs), weekly participation in contractor meetings (approx. 1 time per week), participation in four building control authority meetings (two preliminary discussions, site start meeting, final inspection), and two supervisory authority site inspections. Administration uses the Haahtela PRIS project bank. The offer includes reporting, review of implementation plans, processing of additional and change work offers, documentation, and travel costs within the Oulu city area for specified meetings and inspections.
