Renovation and Expansion of SOE Building C
Construction work for the renovation, expansion, and comprehensive reconstruction of SOE Building C: Creation of a modern campus area with optimized space utilization for university laboratories and offices. Redesign of interior spaces by opening central corridors and creating cross-directional areas, construction of a modern timber frame structure as an additional floor. Functional layout: basement for research laboratories (with new temporary entrances to ensure operation), ground floor for technologically advanced research laboratories, first floor for student classrooms, labs, and open learning areas, second floor (new construction) with light-filled offices and central common areas. Structural measures include the preservation of existing masonry, the use of existing timber ceilings as formwork for new monolithic reinforced concrete slabs, the new construction of the upper floor with CLT and glulam structures, and new reinforced concrete structures for the elevator shaft and main entrance. Facade protection and surface finishing include subsequent wall insulation injection against rising damp, a breathable, drying, and insulating plaster system with silicate paint on damp wall sections, ventilated artificial stone cladding on the plinth, and the replenishment of decorative elements. Windows and coverings include multi-layered glazed windows on the lower floors, aluminum curtain wall and composite panel eaves cladding on the upper floor. Inside, floating screed floors, high-wear-resistant floor coverings, plasterboard partition walls, and suspended ceilings will be installed, complemented by motorized fabric blinds. Building services, electrical, and automation include heating via district heating (wood chips), cooling and supplementary heating via air-water heat pumps, mechanical ventilation for laboratories, classrooms, and wet rooms, artificial heat and smoke extraction systems in the staircase, a wet fire extinguishing system, and fire alarms. Electrical supply is via decentralized sub-distributors per floor, with a central main switch and distributor on the ground floor. Lighting is automated with presence and illumination sensors. All systems are centrally controlled via building automation. The total scope includes: 2,548.53 m² net floor area, 1,198 m² CLT timber structure installation, 400 m² ventilating wall drying plaster, 1,535 m² renovation of traditional plastered facade, 2,206 m² facade frame scaffolding, 20 t rebar on-site installation, 216 m³ floor fillings with lightweight concrete, 2,054 m² floating screed (5-6.5 cm thickness), 334 m² aluminum composite panel cladding, 925 m² plasterboard partition walls, 1,337 m² suspended ceilings (plasterboard panels and cassette system), 122 motorized internal fabric blinds, 1 passenger-freight elevator (1,425 kg capacity), 3 counter-flow heat recovery air handling units. Full execution is according to technical documentation. A building permit (GY/ETDR-1/1423-12/2026) is available. further items as per the tender documents.
