Security services for an office building in Budapest, Dráva u. 2, with a net built area of 22,584 m² and a property area of 10,349 m²: continuous protection of the building area, persons, tenants' property, and infrastructure, prevention of extraordinary events, and ensuring undisturbed operation. Services include live guarding with freight gate operation, comprehensive access control, handling of guests, couriers, and tenant partners according to protocol, key management, regular patrols (internal and external areas, parking, traffic routes), increased supervision of mechanical and technical rooms, 24/7 monitoring of the fire alarm center with immediate evaluation and documentation of alarms (reaction time 0-1 minute), event documentation, building opening and closing, operation of a dispatch center, supervision of technical systems, control of owner-approved works, and ad-hoc security tasks. Technical guarding includes immediate handling of fire alarm signals, reception and action for lift emergency calls, and continuous use and traceability of a patrol control system. Staffing: 0-24 hours with 2 simultaneous, qualified security personnel (dispatcher/shift leader, reserve/reinforcement/patrol); 7-19 hours with 3 simultaneous, qualified security personnel (gate, dispatcher/shift leader, reserve/reinforcement/patrol). Estimated working hours for 12 months: 21,900 hours. Areas to be supervised: main entrance, reception, office levels, corridors, parking lots, outdoor zones, warehouses, logistics areas, mechanical and electrical rooms (increased supervision), economic entrance, entry points, and critical technical rooms (electrical, mechanical, IT, security). Incident management includes immediate notification of suspicious events, real-time event log, involvement of authorities if necessary, and notification of operator/owner in extraordinary situations. Documentation requirements: service log, patrol point verifications, key management log, guest registration, event reports, access logs, and continuous maintenance of a fire protection log. Guard service instructions and security protocols will be jointly finalized within 30 days after contract effective date. Technical and personnel requirements: qualified staff (certified security guards), uniform clothing, knowledge of camera, access, and fire alarm systems, valid lift operator and rescue qualification, continuous use of communication devices, 100% use of the patrol control system, documented health and safety and fire protection training. Quality requirements: adherence to protocols, professional communication, reaction time maximum 2 minutes for alarms, patrol cycle maximum 60 minutes (30 minutes for critical areas), immediate action upon detected faults. Further requirements: full GDPR compliance, no unauthorized leaving of duty post, alcohol tests permitted, mandatory reporting of irregularities, immediate execution of owner instructions, work approval only by owner/operator. further items as per the tender documents.
