Construction Supervision for the Building of an Indoor Swimming Pool and a Detached Gas Boiler House

Construction supervision for design-and-build construction works: includes the construction of an indoor swimming pool and a detached gas boiler house with landscaping and necessary technical infrastructure (Phase I), as well as the demolition of the existing indoor swimming pool and the construction of a parking lot (Phase II) in Pabianice, ul. gen. Stefana Grota Roweckiego / Jana Kilińskiego (plots no. 216/6, 216/7, 217, district P-13). The supervised works involve the preparation of design documents and specifications, and the execution of construction and installation works, including obtaining all necessary documents for commissioning. The contractor must ensure the participation of specialist supervision inspectors with appropriate qualifications in the number and timeframe required for proper execution. The gross value of the supervised construction and installation works (including design works) is 94,759,053.94 PLN. Duties include detailed assessment and verification of project documentation provided by the contractor (technical project at the level of detail of an executive project and technical specifications for the execution and acceptance of construction works), particularly regarding compliance with the functional-utility program (PFU), architectural-construction projects, and PZT (for which a final building permit no. 650/2025 dated 07.11.2025 has been obtained), technical conditions, and applicable regulations and standards, concluded with a written opinion, comments, or recommendations within 7 working days of receipt. In case of defects, errors, or inconsistencies in the documentation, the supervisor will prepare a list of comments with technical or legal justification and re-verify the corrected documentation within 3 working days of re-receipt. Further duties include supervising the execution and financing of works according to schedule, participating in construction meetings, archiving project documents, initiating or reviewing proposals for contract changes or additional works (Art. 214 para. 1 pt. 7 of the Public Procurement Law), taking all actions to ensure proper execution of works, technical supervision according to building law, coordination on the construction site, managing the team of specialist supervision inspectors, continuous consultation and expert advice to the client, timely preparation of documents necessary for settlements with the construction contractor, and supporting the client for 1 year after final acceptance in enforcing warranty and guarantee claims, including reporting defects and monitoring defect removal, and participating in the acceptance of defect removal works. further items as per the tender documents.
