Local detailed plan preparation for the Itä-Somersoja project area: The approximately 119 ha planning area is intended to enable a data center and a future employment area; 40 ha are allocated for the data center, with an option for an additional 25 ha. Services include required fieldwork and site visits, cooperation meetings (primarily remote, with minutes required), preparation of a Participation and Assessment Plan (OAS), participation in authority negotiations, creation of a local detailed plan draft and proposal, a plan description, processing feedback and complaints during the draft and proposal stages, and responding to potential court appeals. Final products are completed plan maps in DNG or DWG and PDF formats, as well as OAS, plan descriptions, and other texts in PDF and Word formats. An option for organizing a public event (unit price) is included. The plan must consider nature values and comprehensive stormwater management. The data center is planned to be operational by 2031 at the latest, and an Environmental Impact Assessment (EIA) for the power line and future energy storage facility is required; further items as per the tender documents.
