Landscape Architecture for Replacement New Building OGTS Parkschule Stadtbergen
Landscape architecture services according to §§ 38 ff. HOAI 2021, service phases 1-9, with phased commissioning, including special services. A replacement new building is planned for Pavilion 7 of Parkschule Stadtbergen (Sonnenstraße 7, 86391 Stadtbergen) as an Open All-Day School (OGTS) for up to approx. 200 children, with approx. 2,350 m² gross floor area. This includes the demolition of the existing building (at least 35 years old, 3 group rooms, connecting corridors, cloakrooms, sanitary facilities) and the relocation of 3 containers. The new building is to comprise 8 group/homework rooms, 2 multi-purpose rooms, 2 multi-purpose zones, a preparation kitchen with ancillary rooms (storage, staff WC, changing room, delivery, dishwashing kitchen, cold storage), cloakroom, waste room, outdoor storage, and sanitary facilities (boys' WC, girls' WC, disabled WC). It should be at least a two-story, durable, environmentally friendly, resource-efficient, and barrier-free building (including elevator) with a high energy standard and a roof suitable for greening and photovoltaic systems. The planning of the outdoor facilities includes the reordering, redesign, and construction of unpaved and paved outdoor areas, access paths, common and terrace areas, car parking spaces (1 per 30 children), and bicycle parking spaces (5 per group), as well as, if necessary, the adaptation of the fire department access. The goal is a functional, safe, barrier-free, and age-appropriate outdoor area with suitable common, movement, play, and retreat zones. Existing play equipment and furnishings must be evaluated and integrated into the concept or adapted. Planning for surface drainage and existing drainage facilities must be considered. The execution should be cost-efficient, economical, sustainable, and low-maintenance, considering life cycle costs. Participation in securing funding (Art. 10 FAG, guideline for promoting investments in all-day educational and care services for primary school children) is required. Tender negotiations are expected to take place in late October/early November 2026, contract award and project start in mid-November 2026, completion by end of August 2028, commissioning in early September 2028, and project completion by end of December 2028. Project meetings will be held in German. The offer period for the 2nd stage will be at least 15 calendar days. further items as per the tender documents.
