Architectural Planning for Community Center, Igstadt

Architectural planning for the new construction of a community center in Igstadt: Basic services for service phases 4-9 according to HOAI 2013 (version 2021, Part 3, Section 1, § 34-37) and special services as per the contract draft (Annex 02d). The building will be constructed in solid construction with a saddle roof, slightly angled exterior walls and roof, masonry, mineral wool insulation, a ventilated clinker facade, and a wooden roof structure with an integrated PV system and bitumen roof sealing. It comprises three floors: ground floor with an entrance area, staircase, elevator system, assembly room, ancillary rooms, storage, WC area, and kitchenette; upper floor with the Igstadt Museum, a creative room, ventilation system technology, and an electrical room including a PV rectifier; basement with a youth room, utility and technical room (including air-water heat pump, buffer storage), and four storage rooms. Access is barrier-free with a motorized door opening. Service commencement is immediately after contract award; completion of service phase 4 approx. 4th quarter 2026; construction start approx. 3rd quarter 2027; ready for occupancy approx. 3rd quarter 2028. Basic services are remunerated according to HOAI 2013 (2021), deviations from the basic fee rate and upper fee rate are permissible; special services are remunerated as a lump sum.
