Building and Interior Design for New Construction of approx. 62 Subsidized Apartments and Underground Car Park in Dachau

Building design services according to §§ 33 ff. HOAI 2021 for service phases 6 to 9: phased commissioning for the new construction of a residential complex with approximately 62 barrier-free, publicly subsidized apartments for civil servants and an underground car park at Dr.-Höfler-Straße 1, 85221 Dachau. The residential complex includes a common room and an underground car park with currently 36 parking spaces, four of which are barrier-free. The existing building of the former police station will be demolished, including hazardous substance remediation, relocation of existing utility lines, and relocation of an existing transformer station. Construction will be solid masonry and reinforced concrete; the underground car park will be a waterproof concrete (WU-concrete) structure with a coating system. An extensively greened flat roof, a photovoltaic system, a heat pump system with an additional gas component, and charging infrastructure for electromobility are planned. Special requirements due to groundwater conditions and necessary special civil engineering must be considered. Estimated construction costs for cost groups 300 and 400 are approximately 19 million EUR gross. Processing of service phase 6 will run parallel to the ongoing service phase 5. Contract award and commencement of services are planned for calendar week 50 / 2026, construction start in spring 2027, completion in April 2029. The bidding period is at least 15 calendar days.
