Design services for the construction of a social housing building with 8 studio apartments in Targoviste: Preparation of documentation in two phases. Phase 1 (Technical Project Preparation) includes: Documentation required for obtaining permits according to the urban planning certificate; technical-economic documentation for the technical project stage (DTAC, DTOE) in accordance with H.G. no. 907/2016; technical execution project, specifications, and execution details (P.T.E., CS, DE) including technical verifications, prepared by a specialized technical team, signed by specialists, and verified by certified project verifiers; health and safety plan in accordance with H.G. no. 300/2006; project verification by certified project verifiers per specialty; general cost estimate in accordance with H.G. no. 907/2016; presentation of forms F1-F6 and C6-C9, and the general cost estimate with the confidential economic part, quantity lists with unit prices to justify values; at least 5 3D renderings integrating all project details for an overall view; revision of technical documentation as needed based on permit conditions, funding source, or essential legislative changes; documentation for obtaining fire safety authorization; any other documentation requested by the financier. Phase 2 (Technical Assistance) includes: Technical assistance throughout the entire execution period; participation of the designer in the phases of the control program for the execution of works, approved by the State Inspectorate for Construction; determination of defect treatment during execution (if due to designer's fault) and monitoring the application of solutions on site; preparation of "as-built" technical documentation (post-execution) upon completion of works to complete the building's technical book; mandatory participation of the coordinating project designer and, if applicable, specialist designers in all execution phases and final acceptance; participation in preparing the building's technical book and acceptance of executed works; energy performance certificate for obtaining the final acceptance report upon completion of works.
