Planning Services for the Renovation of Csapókerti Primary School

Planning services for the complex renovation of Csapókerti Primary School: Preparation of the necessary planning documentation, including photo documentation prior to renovation, approval planning with cost estimate and renovation schedule, and execution planning with priced and unpriced budget. The school is a locally protected building on a 7,568.95 m² plot with a built-up gross floor area of 2,904.95 m² and a net floor area of 2,977.96 m², which is entirely affected by the renovation. The renovation scope includes the renewal of roof structures (thermal and waterproofing), energy and internal modernizations (incl. electrical), heating system modernization, creation of a community space, renovation of wet blocks, full renovation of the gymnasium, yard development, renovation of two dining hall buildings, creation of an outdoor classroom in the front garden, renovation/replacement of fences and gates, review of fire protection systems, and examination of solar panel system expandability. The building requires accessibility improvements; an accessible entrance is already present, but accessible toilets are missing. Required specialist planning services include architecture, structural engineering, wood protection, building services, electrical engineering, landscape architecture, utilities, fire protection, and an accessibility plan chapter. The approval planning documentation must minimally include a survey of the current state (architectural, mechanical, electrical, structural, and all relevant disciplines), proposed site plan, floor plan variations, changed facades, a brief technical description of proposed building materials, specialist technical descriptions (mechanical, electrical, low current, etc.) with proposed solutions, uncovering hidden structures with temporary restoration where possible without disturbing operation, energy calculations for existing and planned states, a certified energy certificate for the existing state, and a cost estimate. The execution planning documentation must comply with the technical content specified in Government Decree 191/2009. (IX.15.) and include a room book, all specialist parts necessary for execution, specification of built-in furniture and unique structures, detailed manufacturing drawings, and a priced and unpriced budget. Further designer tasks include bi-weekly consultations with the City Planning Department, acceptance of the plan by the client, answering questions during the public procurement process for contractor selection after delivery of the execution plan, and designer supervision according to § 8 of Decree 25/2024.
