Architectural consulting services for a 30-unit residence: Rehabilitation of a building, construction of an extension, and external works (VRD). The basic mission follows articles R2431-5, 2431-4, and R2431-24 to R2431-31, supplemented by infrastructure works. Additional missions include: OPC (Scheduling, Steering and Coordination), technical diagnostic, dynamic thermal simulation, energy diagnostic, thermal studies, Water Law file, fire safety systems. The estimated construction budget is 2,900,000 EUR net. Services are expected to start in October 2026, with construction commencing in April 2028. The total study duration is 351 calendar days, and the estimated construction period (excluding preparation) is 18 months. The total contract duration (studies, procurement, execution, and year of perfect completion) is 47 months. Works will be carried out in unoccupied premises. The objective is to design a secure, accessible residence integrated into the urban fabric, offering autonomous private housing and collective spaces for people with mental disabilities. Variants are not permitted. A mandatory site visit is scheduled for September 8, 2026, between 09:30 and 12:00; submission of an offer is conditional upon participation in this visit.
