TGA Planning Services for Kita Kastanienhof in Neuwied-Heddesdorf

Planning services for Technical Building Equipment (TGA) for the enhanced interior fit-out of Kita Kastanienhof in Neuwied-Heddesdorf: The kindergarten is designed for four groups and 100 children aged 3-6 years, spanning the basement and ground floor. The investor will hand over the enhanced shell in 2026, including the exterior skin, interior plaster on exterior walls, TGA handover points, and a fully functional fire alarm system. The city of Neuwied will implement the interior fit-out, which includes heating/underfloor heating (district heating), ventilation (individual fans for WC facilities, technical rooms, kitchen, hygiene storage), sanitary, electrical, fire alarm equipment (excluding BMA central unit), IT, screed works, drywall works, interior plastering (excluding exterior walls), steel frames, interior doors, pinch protection, mobile partition walls, tiling works, floor covering works, WC partition walls, painting works, outdoor facilities/landscaping (specialist planner to be tendered), fire protection equipment, inspections/TÜV acceptance, internal glare protection, profile cylinders/master key/locking plan, fitted kitchen including appliances, and final cleaning. Commissioning will occur in stages according to § 315 BGB for the service phases of the Technical Equipment. Cost framework: Cost group 300: 1,003,601.61 € gross, Cost group 400: 608,443.02 € gross (of which 410: 35,211.08 € gross, 420: 194,010.44 € gross, 430: 55,316.61 € gross, 440: 288,799.36 € gross, 450: 35,105.54 € gross), Cost group 500: 600,000 € gross, Cost group 600: 220,000 € gross. The fee will be adjusted after LPH 3 based on the eligible costs according to DIN 276. Schedule: Planning start 2 weeks after contract award; LPH 1-3 and 5-6: February 2027 – July 2027; LPH 7: July 2027 – October 2027; LPH 8: November 2027 – July 2028.
