Object Planning for the Interior Fit-out of Kita Kastanienhof in Neuwied-Heddesdorf

Object planning for building according to §§ 33 ff. HOAI for service phases 1-3 (partially) and 5-9 (partially) for the interior fit-out of Kita Kastanienhof in Neuwied-Heddesdorf: The Kita is designed for 100 children aged 3-6 years and four groups, covering the basement and ground floor. The investor provides the enhanced shell construction, including the exterior envelope (windows, exterior and terrace doors, main entrance door), interior plaster on exterior walls, all handover points for technical building equipment, and a fully functional fire alarm system. The scope of interior fit-out services by the City of Neuwied includes heating/underfloor heating (heat supply via existing district heating connection), ventilation (supply and exhaust via individual ventilators for WC facilities, technical rooms, kitchen, hygiene storage), sanitary, electrical, fire alarm equipment (excluding central fire alarm system), IT, screed work, drywall work, interior plastering (excluding interior plaster on exterior walls), steel frames, interior doors, pinch protection, mobile partitions, tiling, floor coverings, WC partitions, painting, outdoor facilities (landscape architect separately tendered), fire protection equipment (push-button detectors, smoke detectors, fire extinguishers), inspections (TÜV acceptance), internal glare protection, curtains, profile cylinders, master key, locking plan, fitted kitchen including appliances (kitchen planning completed by specialist planner), final cleaning. Equipment and furnishings are provided by the City of Neuwied as own services. Commissioning is staged according to § 315 BGB. Cost framework: Cost group 300: €1,003,601.61 gross; Cost group 400: €608,443.02 gross (of which 410: €35,211.08 gross, 420: €194,010.44 gross, 430: €55,316.61 gross, 440: €288,799.36 gross, 450: €35,105.54 gross); Cost group 500: €600,000 gross; Cost group 600: €220,000 gross. The fee will be adjusted after completion of service phase 3 (design planning) based on the eligible costs according to cost calculation per DIN 276. Planning start is 2 weeks after contract award. Schedule: LPH 1-3 and 5-6 from February 2027 to July 2027, LPH 7 from July 2027 to October 2027, LPH 8 from November 2027 to July 2028. TBE planning is tendered in parallel in Lot 2.
