Sale of land for a development project in Zlín with option for future acquisition of commercial premises

Realization of a complex contractual and economic model for a development project of a multifunctional building on land parcels no. st. 1/1 and no. 6973 in Zlín: establishment of a building right for the selected supplier, project preparation and construction execution according to the client's requirements, fulfillment of material and time milestones, future transfer of land ownership from the client to the supplier, granting of an option right for the client to acquire defined commercial premises in the new building, provision of all necessary cooperation. Construction is carried out at the supplier's cost and risk, adhering to the client's binding requirements, especially from Annex No. 1 (business conditions). The economic model includes remuneration for the building right and a purchase price for the future land transfer, with the client receiving the option to acquire commercial premises. An architectural competition for the building design must be conducted as part of the (pre-)project preparation, with minimum requirements and client representation specified in Annex No. 1. The supplier must carry out all construction themselves or through a general contractor and may not transfer the land to third parties before the occupancy permit is issued; further items as per the tender documents.
