Roofing, Sealing, and Plumbing Works for Commercial, Residential, and Administrative Buildings in Berlin

Roofing, sealing, and plumbing works: short-term minor construction maintenance tasks in commercial and residential buildings as well as administrative buildings in Berlin, generally to be performed in occupied or used conditions. Concerns property area 12 of the Prussian Cultural Heritage Foundation (StPK). Framework agreement with up to three contractors, individual orders awarded by rotation. Duration 01.01.2027-31.12.2027. Estimated contract volume for 2027: 50,000 € gross for property area 12. Maximum value per individual order: 20,000 € net. A surcharge of 50 € is granted for micro-orders up to 500 € net if the service cannot be combined with other works. Expected distribution of individual orders: approx. 15 % up to 500 € net, approx. 35 % over 500 to 2,000 € net, approx. 25 % over 2,000 to 5,000 € net, approx. 20 % over 5,000 to 10,000 € net, approx. 5 % over 10,000 to 20,000 € net. Procedure according to § 4 para. 4 VOB/A using an upward and downward bidding process, bill of quantities unit prices are specified according to STLB-BauZ, bidders offer a percentage increase or decrease across all unit prices. Price is the sole criterion for ranking; bidders ranked one to three are to be considered for the award. Average value calculation from the upward/downward bids, material surcharges, and hourly rates of the top 3 offers; agreement to these average values as binding remuneration is a prerequisite for contract conclusion.
