Tile and Slab Laying Works according to StLB-Bau (Z) LB 652 (07/2026)

Tile and slab laying works: short-term minor maintenance works in commercial and residential buildings as well as administrative buildings in Berlin, typically performed in occupied or used condition, for property area 12 - Stiftung Preußischer Kulturbesitz (StPK). A framework agreement with up to three contractors is planned, with a term from 01.01.2027 to 31.12.2027. The estimated contract volume for 2027 in property area 12 is 30,000 € gross. The maximum value for a single order is 20,000 € net. A surcharge of 50 € is granted for small orders up to 500 € net. The distribution of individual orders is expected as follows: up to 500 € net approx. 15%, over 500 to 2,000 € net approx. 35%, over 2,000 to 5,000 € net approx. 25%, over 5,000 to 10,000 € net approx. 20%, over 10,000 to 20,000 € net approx. 5%. The procurement process follows an upward and downward bidding procedure according to § 4 para. 4 VOB/A. Unit prices are specified by the Standard Performance Specification for Construction Time-Based Contracts (STLB-BauZ). Bidders offer a percentage markup or markdown on all unit prices; markdowns of 50% or more lead to exclusion. The sole award criterion is price. The top three bidders will be considered. An average of the markups/markdowns, material surcharges, and hourly rates from the top three bids will be formed. Agreement to these average values is required for contract conclusion, further items as per the tender documents.
