Lightning protection works for commercial, residential buildings and administrative buildings in Berlin

Lightning protection works according to StLB-Bau (Z) LB 684 (07/2024), supplemented by excerpts of earthworks according to STLB-Bau (Z) LB 600 (07/2023) and masonry works according to STLB-Bau (Z) LB 630 (07/2023): short-term minor maintenance works in commercial and residential buildings as well as administrative buildings in Berlin, typically to be performed in occupied or used condition. The subject is property area 12 of the Prussian Cultural Heritage Foundation (StPK). The framework agreement with up to three contractors has a term from 01.01.2027 to 31.12.2027. Individual orders are awarded on a rotation basis. The estimated contract volume for 2027 in property area 12 is 50,000 € gross, with a maximum individual order value of 20,000 € net. A surcharge of 50 € is granted for small orders up to 500 € net if the service cannot be combined with other works. The number of individual orders is expected to be distributed as follows: up to 500 € net approx. 15 %, over 500 to 2,000 € net approx. 35 %, over 2,000 to 5,000 € net approx. 25 %, over 5,000 to 10,000 € net approx. 20 %, over 10,000 to 20,000 € net approx. 5 %. The award procedure is conducted as an upward and downward bidding process according to § 4 para. 4 VOB/A, with bill of quantities unit prices specified by STLB-BauZ, and bidders offering a percentage upward or downward bid on all unit prices. Bids greater than or equal to 50% lead to exclusion. The sole award criterion for ranking bidders from 1 to 3 is price. Average values for upward/downward bids, material surcharges, and hourly rates are formed from the offers of the top 3 bidders, which the bidders must agree to in order to become contractual partners; further items as per the tender documents.
