Project planning for the renovation of residential buildings in Helsinki-Itäkeskus: includes an option for overall design as a design group led by a chief designer. The design group comprises chief, architectural, landscape, structural, HVAC, electrical, foundation design, and elevator consulting, including Building Information Modeling (BIM). BIM input data consists of photogrammetric measurements of building facades, roofs, and the plot, as well as point clouds of common areas and typical apartments. The service includes all obligations and official requirements under building law and building permits, including BIM requirements for both permit and acceptance phases. Applications for deviation decisions and placement permits/agreements are part of the design task if required. The object is a rental property owned by Helsingin kaupungin asunnot Oy, located at Kauppakartanonkatu 10, 00930 Helsinki (plot 45092/1). The design is based on a needs assessment form and recommendations from 17 conducted condition surveys, including assessments of windows, plot technology, roofs, hazardous substances, subfloor structures, drainage systems, radon measurements, elevators, thermal imaging, facades and balcony structures, airtightness measurements, general condition assessments, playground inspections, moisture mapping of wet rooms, chimney surveys, and LVV condition surveys.
